NEW COLOR PALETTE FOR COMMUNITY

The Board approved new color palettes for CMR in May 2004.  This will immediately apply to all homes not regulated by a sub-association.  The MAC Committee will approve color schemes from the books or request to repaint house to its original (not necessarily the current) color.  The color palettes were prepared by Ann Matteson Consulting for the community in a color book with 15 options for a Traditional scheme and 15 options for a Mediterranean scheme.
MAC approval is still required, but should occur quickly with bi-monthly meetings.

Homeowners may check out house color palettes / schemes books from Walters Management with a $100 refundable deposit. If the color book is not returned within 30 days the deposit will be forfeited.  Homeowners will be asked to complete and sign a form agreeing to return the book or forfeit their deposit.  The address for Walters Management is 9665 Chesapeake Dr, Suite 300 , San Diego 92123 or contact Chanel Nelson at 858-576-5509.

You may also use a copy of the paint scheme book available at the CMR Frazee store at 11975 Carmel Mountain Rd near Trader Joe's.

Important Notes:
  • A paint scheme is a complete set of colors. When you choose a scheme, you must use ALL the colors AS specified including stucco, trim, shutters, front door, etc.
  • All paint codes are for ICI Paint Company. Other paint companies should be able to cross reference the ICI Paint codes. You are allowed to choose from other brands.
  • To save on cost, paint scheme books were copied, not printed and therefore actual paint samples should be obtained before making final selection.
  • Due to differences between actual samples and computer monitors, color swatches will not be posted on the web at this time.

Master Architectural Committee Approval: Homeowners are reminded that approval from the MAC is required on all exterior structures, alterations and landscape plans including fences and walls. Any change to the exterior appearance of one's property must be approved by the MAC. Further, once a plan is approved, it must be abided by; any modification must be approved prior to installation.

It is important to understand that MAC approval is not limited to major alterations such as adding a room or deck to a house, but includes such items as changes in color and material, etc.

Each application is reviewed on an individual basis. There are no automatic approvals, except as outlined in the guidelines. For example, a homeowner who wishes to construct a deck identical to one that has already been approved by the MAC is still required to submit an application and obtain approval.

In every case, an application must be submitted and reviewed in order to consider specific implications of location and impact on surroundings.
